It’s smart to ask this before investing with any platform. Below is how Arrived works, how it’s regulated, and where you can check the details yourself.
Who we are
Arrived was founded in 2019 in Seattle to make residential real estate investing more accessible. We launched our first six property offerings in March 2021. As of October of 2026, Arrived has offered investments in more than 600 properties across the U.S., and investors have invested $483M+ across all offerings since launch.
Today, Arrived offers individual property offerings, the Single Family Residential Fund, the Seattle City Fund, and the Real Estate Income Fund.
How our offerings are regulated
Most Arrived offerings are conducted under Regulation A of the Securities Act and are qualified by the U.S. Securities and Exchange Commission (SEC). Qualification requires each offering to file a detailed offering circular, and Arrived files semi-annual financial reports and annual audited financial statements for its Regulation A offerings.
SEC qualification does not mean the SEC has approved or endorsed any offering, or that an investment is suitable for you. It means the offering has met the required disclosure and filing standards.
Verify it yourself
You don’t have to take our word for any of this. You can check:
Offering circulars and filings: Every circular and related filing is available at arrived.com/circulars and on the SEC’s public EDGAR database.
Our broker-dealer: Securities on Arrived are offered through Dalmore Group LLC, a registered broker-dealer and member of FINRA/SIPC. You can review Dalmore on FINRA BrokerCheck.
Fees: Each offering’s fees are listed on its offering page and in its offering circular.
Better Business Bureau: Arrived is accredited by the Better Business Bureau.
How your investment is structured
When you invest in an individual property, you buy shares of a Series LLC created for that property. Each series is intended to keep its property’s assets, liabilities, and income separate from other properties. When you invest in a fund, you buy shares of that fund. In both cases, you invest in the Series or fund, not in Arrived Holdings, Inc. itself.
The team and investors behind Arrived
Arrived’s team includes people who have worked at companies such as Smartsheet, Amazon, and Microsoft.
Arrived Holdings, Inc. has raised funding from investors including Jeff Bezos, Time Ventures, Spencer Rascoff, and Dara Khosrowshahi among others. These are investors in Arrived as a company. Their investment does not endorse any Arrived offering.
What to keep in mind
A legitimate platform doesn’t mean a risk-free investment. Arrived investments can lose value, dividends are not guaranteed, and shares may be difficult to sell. Arrived investments should generally be viewed as longer-term investments. Before investing, read the offering circular for any offering you’re considering, including its risk factors.
